Supply, not sentiment
Detached inventory in established Calgary communities is structurally limited — the land is built out. When listings thin, prices hold even when headlines say otherwise.
Migration into detached
Interprovincial arrivals overwhelmingly want detached with a yard. That demand concentrates in a small number of price bands and communities.
Condition spread
Two homes on the same street, same size, can transact 20% apart on renovation depth alone. This is the single most under-priced factor by both buyers and sellers.
Land value floor
In infill-active communities the lot sets the floor. A tired bungalow on a 50-foot lot is a builder purchase, not a homeowner purchase — and it prices differently.
