Acadia detached homes
Renovated post-war bungalows on 60-year-old streets
Acadia is one of the few inner-SE communities where a buyer can still get a detached home on a wide lot within fifteen minutes of downtown. Most of the housing stock dates to the early 1960s, which means the spread between a tired original and a fully renovated bungalow is the single biggest driver of price on the street.
Typical era
1958 – 1972
Dominant type
Detached bungalow
Commute downtown

Section 01 · Character
What Acadia is actually like.
- Mature tree canopy that newer suburbs cannot replicate
- Walking distance to Bow River pathways and Acadia amenities
- Deep, flat lots — strong for garages, additions, and infill
- Established schools and a stable, low-turnover owner base
Section 02 · The Market
Housing stock, buyers, and price.
Housing stock
Predominantly 1960s bungalows, many three-bed originals. Four-bedroom layouts are comparatively rare and consistently transact at the top of the community's range.
Who buys here
Move-up families trading a Beltline condo or an aging suburban home for a yard, a garage, and a shorter commute. They pay a premium to avoid renovation risk.
What moves price
Renovation depth and curb appeal explain more of the price spread here than square footage does.
